CP12 gas safety certificates: what every UK landlord and engineer should know

The CP12 — the Landlord Gas Safety Record — is the certificate every rented property in the UK needs annually. It's short, but it carries a lot of legal weight.
Who can issue one
Only a Gas Safe registered engineer. Registration number and card must be on the certificate. Every appliance checked must fall inside the engineer's registered categories.
What the check covers
- Gas tightness of the installation
- Standing and working pressures
- Burner pressure and gas rate against manufacturer data
- Safety devices — flame supervision, over-heat, atmospheric sensors
- Ventilation provision to the appliance
- Flue flow, spillage and condition
How long you have to keep it
Landlord must issue to existing tenants within 28 days of the check, to new tenants before they move in, and keep a copy for 2 years. Engineers should keep their own copy for at least 2 years too.
